Why window wells leak

A window well is a small pit dug next to a basement window. Rain, snowmelt and runoff all collect in it. If the well doesn't drain, water rises until it reaches the window and starts leaking around the frame, sometimes a lot of water fast.

Newer homes across Chanhassen, Victoria and Chaska often have several window wells, including larger egress wells for bedrooms. They're one of the most common leak points in otherwise newer, well-built basements.

Signs you need it

  • Water dripping from under a basement window during rain
  • Standing water in the window well after storms
  • Leaves, dirt or snow packed in the bottom of the well
  • Rust or rot on the window frame
  • A well that sits lower than the surrounding yard

How the work is done

  1. Check the well

The contractor looks at the drain (if any), the gravel base, the well liner and the grade around it.

  2. Get water out

A drain is connected to the footing tile or the gravel base is rebuilt so water can soak away.

  3. Keep water out

A cover, regrading or raising the well edge keeps runoff from pouring in.

  4. Seal the window

The window frame and well-to-foundation joint are sealed where needed.

What it costs

$300 to $2,500 per wellCovers and cleanouts are at the low end; adding a drain or rebuilding a well costs more.

Questions

Will a cover solve it?

If rain and snow falling into the well are the problem, often yes. If groundwater or runoff fills it from below or the sides, it also needs a drain or regrading.

Can egress windows leak too?

Yes. Large egress wells collect a lot of water. They need a good drain and a cover that still allows escape in an emergency.

How often should I clean my window wells?

At least each fall after leaves drop. Debris blocks drainage and holds water against the window.
